Yes. Foreigners can legally buy residential property in Rio de Janeiro — apartments, houses, and penthouses — directly in their own name, with no residency required and no special government permit needed. The only mandatory step before signing anything is obtaining a CPF (Cadastro de Pessoas Físicas), Brazil's individual taxpayer number, which can be requested from a Brazilian consulate or embassy in your home country. You do not need to travel to Brazil to start the process.

Foreigners can apply at any Brazilian embassy or consulate in their country of residence with a valid passport — no Brazilian address or residency needed. The process typically takes one to four weeks.

Should I buy property in Brazil in my own name or through a Brazilian company (CNPJ)?

The right answer depends on your individual strategy — how many properties you plan to acquire, whether you want to keep income in Brazil or repatriate it, and your overall tax situation in your country of residence. There is no single correct structure for every investor. This is one of the first things I work through with every client as part of my consultancy, before any purchase is made.

What are the total costs of buying an apartment in Rio de Janeiro beyond the purchase price?

Total acquisition costs in Rio de Janeiro typically add 7% to 10% on top of the purchase price. The main components are ITBI (municipal transfer tax), notary fees, property registration at the Cartório, and a despachante (administrative agent) fee. These figures should be factored into your budget before any negotiation begins.

You can transfer funds from Europe to Brazil as a non-resident through your existing home country bank, or through international transfer services such as Wise. It is also possible to open a Brazilian bank account as a non-resident. The key is ensuring the transfer is registered correctly with the Brazilian authorities so you can repatriate funds legally in the future.
